Why Brookland Place Stands Out

Some context first, because it matters more than people realize. Western North Carolina does not have much new construction compared with the rest of the Southeast. The reason is terrain: there is very little flat, easily buildable land, and site work on a slope is expensive. So most of what gets built is small, and most of the housing stock is older. When three genuinely new neighborhoods come online at once in one town, that is a real event for buyers who want a house nobody has lived in. This page covers one of them in depth. Our new construction comparison covers all three.

Brookland Place is the easiest of the three to get into. It sits at 1202 Greenville Highway on a tract of about seven acres, inside Hendersonville city limits and about a mile from downtown. The site map shows 50 townhome sites in buildings along two streets, Pebble Dash Lane and Oleetah Falls Way, with a dog park at the north end and a central community park with a fire pit and gathering area. It is built by DRB Homes, a large regional builder.

The biggest thing it has going for it is the walk. Sidewalks run the entire way to downtown Hendersonville. That is genuinely rare, and if walkability is why you are moving here, Brookland Place is the only one of the three new communities that delivers it. Our walkable guide to downtown Hendersonville shows what is waiting at the other end.

What the Recorded Declaration Says

We read the full Declaration of Covenants, Conditions and Restrictions for Brookland Place Townhomes, recorded February 12, 2026 at Book 4396, Pages 683 to 708 with the Henderson County Register of Deeds. The community is governed by the Brookland Place Townhomes Owners Association under the North Carolina Planned Community Act. Here is what matters most.

Three items deserve a second read. First, the maintenance and insurance split: if you are coming from a condo and hear lock-and-leave, you may assume the association handles and insures the roof. It does not. Second, parking: the declaration’s one-garage-space rule is stricter than the two-car driveway on the features sheet suggests, so get a clear answer in writing on driveway parking. Third, developer control: until the community is sold out or 2032, the developer can change the rules unilaterally. Our buyer checklist builds covenant review into due diligence.

The Honest Trade-Offs

No main-floor primary bedroom. All three bedrooms are upstairs. For many buyers that is the whole conversation, and it is worth knowing in the first five minutes rather than the last.

Exteriors and insurance are on you. The association handles the lawn and common areas. The roof, siding, windows, exterior doors, HVAC and full replacement insurance are yours. Budget for both.

Tight rules on parking and outdoor space. One garage space under the declaration, no sheds or play sets, and container gardens only. That keeps the community tidy, but it is a real constraint if you have a second car, a motorcycle or a garden habit.

Rentals cut both ways. The declaration sets no minimum lease term and bars only timeshares, but every lease must follow local ordinances, and this is inside city limits. As of our review we are not aware of City of Hendersonville rules restricting it, but rules change, so confirm them yourself before you write an offer. If you are buying to live there quietly, remember that nothing in the declaration stops your neighbors from renting short term either.

City taxes. Inside city limits you pay the county rate plus the city rate. Our NC property taxes guide explains the structure.
